Position Summary:
- The Investment Analyst plays a critical role in evaluating acquisition opportunities, structuring deals, preparing investment materials, and maintaining financial reporting across the portfolio.
- This role is suited for a numbers-driven, highly analytical individual with real estate underwriting experience who thrives on precision, accountability, and ownership.
Key Responsibilities:
Underwriting & Deal Analysis:
- Analyze acquisition opportunities using ZION’s underwriting framework
- Input and structure financial data into Excel models
- Review and validate rent rolls, T12s, operating statements, and assumptions
- Evaluate CapEx budgets, debt terms, and financing structures
- Run sensitivity analysis and scenario modeling
- Prepare clear internal investment summaries for decision-making
Deal Packaging & Offering Materials:
- Build professional investment decks and offering memorandums
- Translate underwriting outputs into structured, institutional-quality materials
- Maintain organized deal data rooms
- Coordinate documentation for lenders and capital partners
- Ensure financial data remains consistent across all materials
Reporting & Data Management:
- Maintain portfolio financial dashboards and KPI tracking
- Manage internal deal pipeline tracker
- Ensure accuracy and integrity of financial reporting
- Standardize templates for reports, decks, and investment documentation
- Support the external presentation and branding of ZION’s investment materials
Qualifications:
Core Requirements (Non-Negotiable):
- 2+ years of experience in real estate underwriting, brokerage, or investment analysis
- Strong proficiency in:
- Microsoft Excel
- Google Sheets
- PowerPoint / Google Slides
- Word / Google Docs
- Ability to read and analyze rent rolls, T12s, and operating statements
- Strong financial modeling and analytical skills
- High attention to detail and accuracy
- Ability to work independently with minimal supervision
- Strong written and spoken English communication skills
Preferred Experience:
- Experience preparing offering memorandums
- Experience building investor presentation decks
- Familiarity with:
- Cap rates
- IRR
- Equity multiples
- DSCR
- Exposure to capital markets, lending, or private equity
- Experience standardizing financial reporting or branding materials
